Arriving in the UAE is well documented. Leaving is not — and it’s where people lose money, because several things you’re owed become far harder to claim once your visa is cancelled.
The one rule
Settle everything before your visa is cancelled
Visa cancellation is the trigger that closes doors. Banks restrict accounts once your residency ends, and an account you can’t operate is an account you can’t use to pay off the loan that’s stopping you leaving. Almost every horror story about leaving the UAE traces back to doing this step too early.
Correct order: resign and serve notice → claim gratuity and final pay → clear all debts → close utilities and lease → cancel visa → close bank account last.
The sequence, with what’s at stake

Money you’re owed and often don’t claim
- Gratuity — 21 days’ basic salary per year for your first five years, 30 days per year after that, and resignation no longer reduces it. See Salary & End of Service for the exact figure.
- DEWA security deposit — AED 2,000 for an apartment, 4,000 for a villa, refundable on proper account closure. Keep the original receipt. See DEWA Setup.
- Unused annual leave, payable with your final salary.
- Rent already paid in advance — if you’re leaving mid-term, whether any is recoverable depends entirely on your contract and your landlord’s agreement. Raise it early, in writing.
- Any deposit held by your landlord, typically returned after a property inspection.
The mistakes that cost the most
Cancelling the visa before clearing debt
Your bank restricts the account when residency ends. If you still owe money at that point, you may find yourself unable to move funds to repay it from inside the country, and unable to leave because of it. Clear liabilities first — then cancel.
Walking away from a lease without notice
A tenancy contract doesn’t end because you left the country. Cheques already handed over may still be presented, and the landlord retains a claim. Give the notice your contract specifies, in writing, and get written acknowledgement.
Closing the bank account too early
People close it as a symbolic last act and then discover their DEWA refund, final salary or deposit return has nowhere to land. Close it last, and ask about converting to a non-resident or savings account instead — most major banks allow this, usually with a higher minimum balance.
Forgetting Salik and unpaid fines
Small amounts, but they accumulate quietly and can hold up clearance at exactly the point you have no time left. Check both before you book flights, not after.
Common questions
Can I keep my UAE bank account after I leave?
Often yes, by converting it to a non-resident or savings account rather than closing it. Expect a higher minimum balance requirement and the loss of cheque-book facilities. Ask before your visa is cancelled — it’s a much easier conversation while you’re still a resident.
Do I still get gratuity if I resign rather than being terminated?
Yes. The old sliding-scale reduction for resigning before five years was abolished under the 2021 law. For completed years of service you’re entitled to the full calculation either way.
What happens to my Emirates ID?
It ceases to be valid when your residence visa is cancelled. Don’t rely on it for anything — particularly bank identification — after that point.
Can I come back after cancelling my visa?
Cancelling a residence visa doesn’t bar you from returning — many people leave and come back on a new sponsorship later. Unresolved debts or legal matters are what create obstacles, not the cancellation itself. That’s one more reason to leave with everything settled.
How long does the whole process take?
Plan for your notice period plus several weeks. The steps that slow people down are bank clearance letters, landlord inspections and school paperwork — none of which move quickly, and all of which need you present. Start step 3 the day you resign, not the week you fly.
